When dealing with property transactions and applications submitted to HM Land Registry, identity verification is often a key requirement. Two commonly used documents are the ID1 and ID2 forms, which respectively help confirm the identity of individuals and of corporations involved in property matters. Below is a straightforward guide to what these forms are, who they apply to, and what you’ll need to bring to your appointment.
ID1 – For Individuals
An ID1 form is used by HM Land Registry to verify the identity of a private individual involved in a property transaction where they are not represented by a conveyancer.
The form must be completed and verified by an approved professional, such as a notary public.
The ID1 form is specifically for:
- Private individuals
- Sole proprietors
- People transferring, selling, or dealing with property without legal representation
ID2 – For Corporations
The ID2 form is used where a company or corporation is involved in the transaction.
This applies to:
- Limited companies
- Overseas corporations
- LLPs and other legal entities
The form verifies that the corporation exists, and that the individual signing documents is authorised to act on behalf of the company.
What Do I Need to Bring to a Meeting?
To complete either an ID1 or ID2 verification with Vanner Perez Notaries, you will need to bring the following documents to your appointment.
For Individuals (ID1)
Please bring:
- Your original passport or full driving licence (provisional licences are not accepted)
- A proof of your current residential address dated within the last 3 months
- One passport-sized colour photograph printed on photographic paper
For Corporations (ID2)
In addition to identification of the authorised signatory (as above), you will also need:
- Evidence that the company or corporation is in existence, dated within the last 3 months
- Evidence that the signatory is authorised to represent the company, such as:
- A board resolution, or
- A valid power of attorney
For non-UK companies, you will also need to provide evidence confirming that the company is one and the same as the registered owner.
Important Things to Note
Before arranging your appointment, it is important to remember that the ID1 or ID2 form must be completed no more than 3 months before the application is lodged with HM Land Registry
ID1 and ID2 forms are an essential part of protecting property transactions from fraud and ensuring compliance with HM Land Registry requirements. Making sure you bring the correct documentation to your appointment will help avoid delays and ensures that the process runs smoothly.
If you are unsure which form applies to you or what supporting documents are needed, it is always best to seek our advice before your appointment.
